What are the costs for a Deed of Variation?

How long will the works take?

This depends up on the extent of works required and the type and size of blocks. For a typical scheme, with scaffolding access needed to a three storey block and work including window renewals, soffit/fascia renewal and external repairs and redecorations, we would expect the work to take around six weeks.


Why do we need scaffolding when it was not always used before?


Health and safety requirements are continually changing and there are now stricter safety regulations during construction works.


Scaffolding has been up a long time - am I being charged extra for this?

No. You will only pay the maximum amount that has been given on your estimated bill, unless further major works are identified once the scaffolding has been erected. If this is the case, you will be notified in writing by Barnet Homes.


What is Barnet Homes' role in ensuring works are carried out properly?

Barnet Homes monitors and directs the overall works and service provided by its contractor partners.

Why are you renewing soffits and fascias when they could be repaired and redecorated?

Even relatively small repairs carried out at height require access to scaffolding or hoist equipment. We can now often secure better value for money by renewing fascias amd soffits while scaffolding is erected, since this reduces the need for regular maintenance and painting.

Why do the windows cost more than those I see advertised in the local papers?

Windows advertised in local papers often relate to relatively small companies with a relatively small capacity. They may not be advertising prices for the same quality, size and number of windows that are being installed at your home.

What guarantees do we have on completed works?

Contractors are required to make good any defects arising from their completed works at the end of the 12 month defects liability period.

Guarantees are also provided for some completed works. 

• Replacement windows normally carry a ten year guarantee
• Replacement flat roofs normally carry a 20 year guarantee.
• Due to the extended period of 20 years, roofing warranties are usually supported by an insurance backed guarantee.
• Other specialist equipment may carry extended guarantees

What can I do if I am unhappy about service received or the works?

At the start of all projects you will be sent an information pack with contact numbers for contractors' staff who will be managing the works.

If you have any questions or complaints, please contact our contractor in the first instance. They are there to support you and be your point of contact during the works.

If you feel that our contractor has been unable to answer your complaint satisfactorily, please contact your Project Officer at Barnet Homes.

I do not understand the estimates and bills I have been sent. What can I do?

A member of Barnet Homes' Home Ownership team will be available to explain any items within the bill. The Project Officer will also be available to explain costs relating to technical areas with the bill. For help with understanding your bill, please contact the Leasehold Development Officer for the project.

What do the management and administration costs cover?

The management costs cover all the work carried out by staff employed by the main contractor. The administration charge is a percentage of the overall cost to cover work carried out by Barnet Homes' staff.

I am happy with my existing windows and do not want them changed - what can I do?

If your windows are safe and secure, and do not spoil the appearance of the block, you may be able to take out a Deed of Variation. This will allow you to take responsibility for the individual windows and doors to your property.

Please note, if you do take out a Deed of Variation and later plan to renew your windows, you will permission from Barnet Homes and planning permission from Barnet Council.

What are the costs for a Deed of Variation?

As of August 2009, the legal and professional costs were estimated at £563, court costs at £150, Land Registry fees at £50 and your administration charge at £90. This makes a total cost to you of £853.

If there is an increase in these costs before your Deed is completed, you will have to pay the difference.

You should check the costs with your Leasehold Development Officer before proceeding. If you cancel an application, you must still pay the abortive costs.
