Under the conditions of your lease you must have buildings insurance.
We provide two types of buildings insurance, one covering your home and the other covering shared parts of your block and estate.
These charges are included in your annual service charge bill.
Insurance for your home
Your home is insured on a full reinstatement basis. This will cover all fees and costs involved in repairing damage to your home.
The premium is based on ther type of property and the number of bedrooms.
There is an extra premium for sublet properties. This means if you sublet your flat and do not inform us, your insurance may not be valid.
For a small extra premium you can also insure your home against accidental damage. Please contact us for more information.
Insurance for shared parts
We have our own insurance policy for the main structure and other shared parts of your block and estate.
There are three different kinds of cover:
Level 1: basic cover against loss and damage caused by fire, lightning, explosion or aircraft.
Level 2: as above, plus cover against malicious damage (vandalism, graffiti), escape of oil or water, accidental damage to fixed glass, installations, cables and pipes serving the building.
Level 3: level 2 cover plus cover against subsidence, ground heave or landslip.
Most leaseholders have level 3 cover, which is what we recommend.
Water leak damage
You must pay for any damage caused by a water leak from your property.
Take action to stop a leak quickly, otherwise your insurance may not be valid.
You can only claim on your own contents insurance if your furnishings or other belongings are damaged by a water leak from a neighbouring home. Our insurance will not cover this.
