When you buy a house on Grahame Park estate, you buy the freehold interest in the property. This is granted by a transfer agreement.
The transfer agreement contains obligations for both you and Barnet Council. It sets out the services we have to provide, and the costs we can claim back from you.
You own the following:
• all internal and exterior areas for the structure of your home
• all cisterns, tanks, drains, pipes, wires and ducts serving your home only
• gardens and pathways, which lead to your home only.
The transfer plan
The plan attached to your transfer agreement shows the areas that are included when you buy your home.
You are responsible for any future repairs and improvements carried out to your home and for maintaining any fence marked with a ‘T’ in the garden.

The council is responsible for the following:
• drains, gutters, pipes, cables, sewers and wires, which serve more than one home
• recreation areas outside your home, communal gardens and parking areas
• shared TV aerials.
We are responsible for maintaining all shared areas, grounds and services. You can find details about your environment and caretaking here.
Your transfer agreement says that you must contribute towards the cost of managing and maintaining the estate and associated grounds. These costs are called service charges.

An estate plan is attached to your transfer agreement. Ask your solicitor for a copy.
