New Homes Standards 

 

When we let a home, we promise it will be clean and safe and of a standard agreed and reviewed by our tenant representatives.

 

Safety

  • We will ensure that the building is structurally sound, weather tight and in a safe condition.
  • We will have checked electrical and gas fittings and appliances before you move in and the gas safety certificate (CP12) will be in your welcome pack
  • Windows above the ground floor will have safety catches fitted
  • We will remove any polystyrene ceiling tiles or PVC cladding in the kitchen, as these are a fire hazard.

Cleanliness

 

Your new home will be clean, free of rubbish and ready for you to move in. We will clear gardens of any building materials and dangerous items such as old sheds.

 

Kitchens and bathrooms

  • We will ensure that kitchen units, sinks, baths and toilets are in a good condition and new toilet seats are fitted.
  • We will decorate kitchens or bathrooms before you move in if they are in bad condition.
  • We will tell you where to find your water stopcock.M
  • The floors will be tiled or have vinyl coverings.
  • If there is space for a washing machine next to the sink, we will provide the plumbing.
  • If the kitchen and bathroom need replacing and you have moved in beforehand, we will make an appointment within the first week to discuss this. We will do the work within six weeks to your design and choice from our standard range.

Repairs

 

Some repairs may need to be done after you move in. We will discuss this and make appointments for you. For any other repairs, please phone 0800 3895225.

 

Floors

 

We will leave any carpet grippers that have been fitted.

 

Decorating

 

We give you decoration vouchers for any rooms that are in poor condition. If you are over 60 or disabled and there is no able bodied person between 18 and 60 years living with you, we will do this for you.

If we decorate a room, we do not decorate inside cupboards, unless it is a large larder in the kitchen.

 

Security

 

Your front door will have a new five lever security lock fitted, unless it is sheltered housing or a block with special locks.

 

Are you happy?

 

Our co-ordinator will contact you within three days of the start of your tenancy to see if you are happy with the repairs. We will also telephone you within two weeks to ask you whether you are satisfied with your home and our lettings service.
